1. Introduction

These Terms and Conditions apply to all bookings made with Stickland Property Investment Ltd ("we", "our", "us"). By making a booking, guests ("you", "your") agree to comply with these Terms and Conditions.

2. Booking and Payment

All bookings are subject to availability and confirmation. Full payment or a deposit may be required at the time of booking. The balance of any outstanding payment must be received before check-in unless otherwise agreed. We reserve the right to cancel bookings where payment has not been received by the agreed date.

3. Check-In and Check-Out

Check-in is available from the time stated in your booking confirmation. Check-out is required by the time stated in your booking confirmation. Early check-in and late check-out may be available upon request and may incur additional charges.

4. Guest Responsibilities

Guests agree to: Treat the property with care and respect. Leave the property in a reasonable condition upon departure. Comply with all house rules provided. Ensure all members of their party comply with these Terms and Conditions. Guests will be responsible for any damage, excessive cleaning costs, missing items, or breaches of these Terms and Conditions.

5. Occupancy

Only the number of guests stated on the booking confirmation may stay at the property. Parties, events, and unauthorised gatherings are strictly prohibited. We reserve the right to terminate a stay without refund if unauthorised guests or events are identified.

6. Smoking and Vaping

Smoking and vaping are not permitted inside the property. Additional cleaning or damage charges may apply if this policy is breached.

7. Pets

Pets are only permitted where expressly agreed in writing before arrival. Guests are responsible for any damage or additional cleaning required as a result of pets staying at the property.

8. Noise and Respect for Neighbours

Guests must respect neighbouring properties and avoid excessive noise, particularly during evening and overnight hours. Any behaviour causing disturbance may result in immediate termination of the booking without refund.

9. Damage and Security Deposit

We reserve the right to charge guests for damage, breakages, missing items, specialist cleaning, or other losses resulting from their stay. Where a security deposit is taken, deductions may be made to cover such costs.

10. Cancellations

Cancellation policies will be as specified at the time of booking. Any refunds due will be processed in accordance with the cancellation policy applicable to the booking.

11. Our Liability

We will not be liable for any loss, damage, injury, accident, delay, or inconvenience arising from the use of the property except where caused by our negligence. Guests are responsible for their personal belongings during their stay. We recommend that guests have appropriate travel and personal insurance.

12. Access to Property

We reserve the right to access the property in emergencies, for essential maintenance, safety inspections, or where we reasonably believe these Terms and Conditions are being breached.

13. Force Majeure

We shall not be liable for any failure to perform our obligations due to events beyond our reasonable control, including but not limited to severe weather, utility failures, government restrictions, pandemics, or other unforeseen circumstances.

14. Privacy

Any personal information collected will be processed in accordance with our Privacy Policy and applicable data protection legislation, including the UK GDPR.

15. Governing Law

These Terms and Conditions shall be governed by and interpreted in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
